El frío está llegando – A progress update

So it’s now October… officially fall and none of the major projects to get this house inhabitable have come through. I figured if could get the roof done and the HVAC started before real winter then I would have a running chance on winter work. The bank and thier underwriters had another idea entirely.

The roof is going to cost $9K to replace , new gutters all the way around $1500, HVAC including two furnaces and all new duct-work $28K. If you haven’t aready guessed heating and HVAC is really the budget killer here. I decided would do everything in my power to obtain funding from the bank before I sink into a terrible winter season depression. After things fell through with First Merit and the loan lady from hell… I decided to go back to Huntington Bank. Little bank eats other little bank anyway since Huntington bought First merit. Thier merger finalizes at the end of October, to avoid any surprises in policy Huntington bank it is.

I got all of my paperwork together and submitted it to my loan representative… well after and hour and a half conversation at Starbucks, and multiple emails titled Cash out Refinancing for renovation this guy goes and put in my application for a new home loan. I was more than pissed when he dragged his feet for 2 weeks and then proudly sends me a new home loan pre-approval… WTF am I supposed to do with that when It was understood I owned my home and needed to renovate. He hadn’t listened to a single word I said, and now all he could say was opps here’s a rep for a equity line of credit. Another route that seems to be going south. I’ve al ready got a denial letter for the first application. The underwriter didn’t even bother to counteroffer. So I’m now waiting to hear from the unwritter the reason they refused to approve.

While I’m battling with lenders I’ve been ripping my hair out about the rain poring in my living room from the bad roof and trying to do any repair I can with my handyman Mr. Gomez and his partner. We’ve been working on making the house at least look like one. He completed the front door. So now were working on windows one at a time and the exterior trim.
